The first step on the way to deciding if selling your property is the right choice for you, is to have an accurate and free, no obligation market appraisal. Although we will use our extensive knowledge to recommend an appropriate market price, we also pride ourselves on being able to spot what is unique about your property and using this to ensure we target your home to the right people, ensuring a trouble-free move.

Alongside traditional Estate Agency marketing methods, we strive to embrace the latest innovations in digital advertising. Some of which includes a televisual display for our town centre office, multiple website listings on the main website portals and considered and elevated photography.

This part of the process can be the most stressful and we always aim to make it as easy as possible for you. The Lettings Process

BOOKING A VIEWING

Once you have contacted Red Dragon Estates you will quickly realise that you are talking to a knowledgeable, friendly and approachable member of staff. We will need to speak to you for around 10-15 minutes on the phone or in person to make sure we get to the bottom of your search; finding out all the important aspects that you require from your new home, your knowledge and experience of the local market and your expectations from your agent. We have no desire to waste any of your time so with this information we will put together a comprehensive viewing offering you as many relevant properties as possible to give you the widest choice at a time that suits you.

THE VIEWING

We only do accompanied viewings, so you will always be offered the best information on the property, your potential landlord's expectation, the area and the price. We will usually meet you at the first property at the pre-agreed time, from there we will go on to view the rest of the properties we have planned for you. If you do not drive, you can meet us at the office to be chauffeured around you viewing and then dropped off back to the office.

DECISION MADE!

Once you have been given an overview of the current local rental market and have seen enough properties to feel informed enough to decide on your next home, it's decision time! We will ask you to fill in an "Application for Tenancy"; this will give us the relevant information that we need to best represent you to the landlord of your chosen property. You will need to clarify information such as: rental price, proposed tenancy length, any special requirement (removal of furniture etc) as well as your current employment and rental status.

OFFER AGREED...

Once we have spoken to the landlord of your preferred property and agreed your proposal we contact you with the good news. At this point you will need to pay:

TENANTS COSTS & FEES

When booking a viewing it is important to consider the financial implications of renting. The costs involved in renting can vary depending on the property, the landlord's requirements, the number of adult tenants in the property. Below is an outline of the typical fees involved, however, the negotiator you are working with will inform you before you make any formal application if there is any change in the fees from those outlined here:

ADMINISTRATION FEE:

There is a minimum flat rate fee of £250.00. Receipt of these cleared funds will take the property off the market immediately and allows us enough time to complete the referencing procedure. Please note; this fee is non-refundable.

RENT:

If you are a UK resident, you will always be required to pay at least the first month's rent in advance. In the case of international clients, 3 months rent in advance may be required.

DEPOSIT:

A security deposit will be taken before you move in, this is often equivalent to one month's rent + £100.00. However, some landlords may require more than this and this would be disclosed to you before the viewing took place.

REFERENCING:

We undertake references in-house to confirm your identity, salary, credit information and previous rental history. The cost of this is included in your Administration Fee.

MOVE IN INVENTORY:

A full photographic and written inventory is undertaken prior to your occupancy. This ensures that there are no issues at the end of the tenancy.

MOVE OUT INVENTORY:

Once a tenant has moved out of a property and returned the keys, a member of Red Dragon Estates staff will attend at the property to take move out photographs and an updated inventory. It is essential that tenants return their keys promptly on the due date to avoid charges being applied.

Once the referencing is complete and you have signed the contract and inventory, the Landlord of your chosen property or the Landlords Agent will also sign the contract. Now you can relax, you have found your new home. All that remains is for you to pay the balance of rent, deposit and fees before moving in day (we usually recommend paying no less than 72 hours before move in day to avoid any delays due to bank errors etc). Then simply come to our office on the first day of your Tenancy to collect the keys!

Landlord Services

For our landlords our distinctive advertising and a long-established reputation in the Newport, Cardiff and South Wales area lettings market, enables us to introduce the right tenants for your property.

We would advise on current market conditions refurbishment and re-decoration as well as investment in rental property.

When landlord, tenant and property are matched, we take up references, prepare the tenancy agreement, arrange for inventory and condition checks, change the billing arrangements for the utility accounts and council tax, collect the rent and pay over to the landlords.

When retained on a full management basis, we look after the property dealing with maintenance and repairs, aiming to keep the tenant happy, but with the landlord's interests in mind also.

We have extensive experience of marketing, letting and managing properties within the Newport and South Wales area. All management responsibilities are undertaken in-house by our staff who use only tried and trusted tradesmen and property professionals under our direct supervision.

We offer two services to meet your requirements:

FIND A TENANT ONLY

If you take up this service we will seek suitable tenants for your property, who will be fully references by our company.

We will obtain a financial reference, employment reference, previous landlord's reference and a guarantor.

We will draw up the tenancy agreement, receive the first month's rent and deposit, and then we will forward the file to you for your management.

Please note, it is a legal requirement for Landlords in Wales to have registered and be licenced by Rent Smart Wales in order to manage their own properties.

Red Dragon Estates will require proof that this has been done before a let can be agreed.

FULL PROPERTY MANAGEMENT SERVICE

If you take up this service, we will reference the tenants as above and will also complete a condition report/ inventory on the property. The first month’s rent and deposit will be taken at commencement of tenancy and the deposit registered with the Deposit Protection Service. A standing order will be drawn up to ensure that future rental payments are made to our account by the appropriate date.

Regular property inspections are carried out during the tenancy, approximately every three to four months and a copy of the inspection report will be forwarded to you.

If there are any maintenance problems at the property, we have a first-class team to hand to assist with these or obtain quotes for repairs.

When the tenancy comes to an end we will carry out a final inspection and will keep you informed as to our findings.

In an ever-changing lettings market, we ensure that all our Landlords are kept up to date with current lettings legislation and as members of The Property Ombudsman Scheme, UKALA and Rent Smart Wales, you can feel rest assured that your property is in safe hands.

Please note! For Landlords in Wales to be compliant, the following must be adhered too;

  1. As of November 2016, it is a legal requirement for all Landlords in Wales to register their property/s with Rent Smart Wales. In order for Landlords to undertake management of their own properties, a Landlords training course and certificate will be required. Should you require further information about this, please don’t hesitate to contact our offices and we would be happy to help.
  2. It is a legal requirement to have an annual Gas Safe Landlords safety record prior to a tenant occupying a property
  3. It is a Legal requirement to have an Energy Performance Certificate for a rental property.
  4. It is a legal requirement to have an annual Electrical Safety Certificate for a rental property.
  5. It is a legal requirement to have an HMO Licence for a rental property with 3 or more adults in residence.

ESTATE & CONTENTS DISPOSAL.

At Red Dragon Estates we realise that the loss of a loved one can be a very distressing time and we aim to assist family members and Executors with the smooth disposal of a loved ones estate.

We have linked up with several South Wales Auction Houses and local clearance operatives to ensure that properties can be emptied easily, and best prices achieved for the contents. Once this has been done, we arrange for the marketing and disposal of the property.

If required, we are able to recommend local Solicitors with expertise in this field who will ensure that your Estate is disposed of correctly and that the Executors meet all probate requirements.
